Tarpon Point sits at the southern tip of SW Cape Coral, where the Caloosahatchee opens into San Carlos Bay. Most of the waterfront is private deeded slips and HOA-managed common-area seawalls, with some private residential walls in the surrounding neighborhood.
Most Tarpon Point seawalls were built in the 2000s and 2010s, which makes them the newer stock in Cape Coral. Construction standards reflect the luxury market: engineered design loads, composite or concrete panels, corrosion-resistant hardware, and elevated cap heights. Hurricane Ian did damage Tarpon Point walls, but the impact was concentrated on the marina-fronted and bay-fronted positions rather than the interior canal walls. Insurance claims tied to Ian-damaged Tarpon Point walls are often complex because of the multi-party ownership structures, and we prepare documentation that adjusters, public adjusters, condo boards, and attorneys can all act on.
Tarpon Point seawall permits go through the City of Cape Coral. Common-area walls require HOA and condo board approval, sometimes with engineer review by the association's structural consultant.
